Punti positivi: Occasionally one stays in an exceptional hotel. We were made to feel as if we were in our own home - the added bonus is that there is a library on the top floor with an amazing view of Lisbon's estuary.

Punti positivi: Boutique nature of the hotel. Individually furnished. Exceptionally clean. Staff very attentive. Breakfast superb. Library guest area cosy and welcoming with a rooftop view to the river. Honesty bar and refreshment facilities excellent. Luxury toiletries, robes and slippers.

Punti negativi: The hotel is located outside the centre of Lisbon. For us this was only negative. Lisbon is VERY hilly and the hotel is located up one of these hills and felt slightly isolated. This would not be a problem for most fit able bodied people.

Punti negativi: The breakfast area and breakfast itself can be amped up to meet the levels of service provided elsewhere in the hotel. Very charming vibe and the staff were exceptional. I look forward to another stay there in the future.

Punti positivi: The place itself gives a very warm impression. Looks very home-like. The terrase is very nice.

Punti negativi: Rooms are a bit outdated. The toilets could be more modern.

Punti positivi: Amazing hotel, the owner was very kind and helpful in answering all our questions even - sometimes even in the middle of the night when we came back to the hotel late. He helped us find tourist spots and restaurants to go to throughout our stay. The hotel room itself was very clean, the terrace had an absolutely beautiful view and the breakfast was great. Overall very cozy, comfortable and pleasant experience, I highly recommend it.

Punti positivi: A comfortable guest house with a fantastic view from the roof terrace. I received a very warm and friendly welcome from the manager on a arrival and each day at breakfast. I appreciated how clean my room was and that it was serviced each day.

Punti positivi: The roof top deck has stunning views to watch sunrise and sunset over the bay. The staff is welcoming and very helpful. The owner is gracious and very helpful with excellent recommendations for dinners etc.

Punti positivi: The staff were extremely friendly and helpful, and the rooms were well clean! The location is excellent! We could walk in any direction to find something interesting to see or some good restaurants. There are beautiful parks close by, as well. Francisco is an amazing host. He made us feel welcome and right at home and gave us great ideas and directions to places to visit and see. Watching the sun come up on the Terrace over the city of Portugal was one of the highlights of my trip. The rooftop has an amazing view! The breakfasts had many choices of foods; cheeses, meats, pastries, yogurts, cereals, various breads and pastries. There was always fresh squeezed orange juice, milk, hot coffee, and tea. We were also always offered scrambled eggs made to order.

Punti negativi: As non smokers, we would have appreciated enjoying breakfast on the Terrace without smoke from other guests.

Punti positivi: Quiet but reasonably central location; continental breakfast included; the cleaning lady was friendly and acted immediately when I raised my complaints (her invisible boss was the one who said no to everything).

Punti negativi: The room didn't look or feel comfy at all. It smelt of damp, which I complained about. They said that they didn't have a different room that's free. In addition, they said, I get what I'd paid for (which was a budget room but I hadn't been aware of that). I don't think budget rooms should be smelly, unwelcoming or dark. It was a dark room because it was on the ground floor with people on the street walking past day and night. You therefore had to keep the blinds shut at all times. The bed linen wasn't clean, which I complained about and they changed it. The shower door was missing, which left the tiny ensuite bathroom flooded no matter how hard I tried not to splash water everywhere. The floor boards outside the bathroom were risen due to the water coming out of the bathroom. Which tells me that the shower door has been missing for some time. The floor boards were cracked in places which made walking with bare feet non-advisable. The bedside lamp was there for decoration, because there was nowhere to plug it in. Breakfast was from 8-930 hrs, which is super early when you're on hols. Breakfast portions were tiny (1 slice of bread) and choice was very limited (one jar of jam; one type of meat; one type of cheese). The cleaners' hours are 1000 to 1, which means that for 3 hrs you'reon the edge as they might knock on your door. No "please do not disturb" signs anywhere. On the first day, they came at around 1 p.m. On the second day, they knocked on my door at 10. There is no reception as such. All doors are operated with codes, which you need to have on your smartphone or written down somewhere. The codes are lengthy and impossible to memorise. One morning at 7 a.m., someone kept ringing the door bell, followed by frantic knocking. Presumably a traveller who didn't have their entry codes on them. Not pleasant for them, or for the other guests who wanted a lie-in on their holidays.

Punti negativi: Alla reception abbiamo trovato una ragazza non molto cordiale .Il giorno del check out che era alle 12.00 mezzora prima ci ha praticamente cacciato con aria arrabbiata nonostante avessimo già tutti i bagagli pronti. Nessun segno di gentilezza e disponibilità neanche all' arrivo quando ho dovuto insistere a chiamare perchè eravamo fuori con i bagagli e non rispondeva.

Asciugamani non sostituito ultimo giorno, colazione identica per 6 giorni cioé 2 fette di pane non sempre fresco con due fettine di formaggio e prosciutto spalla cotta. Luce centrale in camera inesistente ,eccc ecccc
